Below, we show the steps to follow from the beginning of the search for your property until the signing of the public deed of purchase.
1. Documentation and financing.
Starting the administrative process at the beginning of the search, is essential in order to be ready when the right property is found. You will need: You will need to:
- Docubmentación: N.I.E.-Nummber (for internationals) / D.N.I. (for nationals).
- Financing: Understand your personal financial status and the possibilities of financing in case it is necessary.
2. Search requirements.
Having well-defined preferences and needs can help us to be more effective in the search for your ideal property.
- Requirements of the area: Define the area and ideal zone of your future home.
- Requirements of the property: Tpology, design, sqm, number of bedrooms and bathrooms, special characteristics important for the purchase, etc.
- Visits: A visit is essential to help us understand your preferences better.
- Budget: a general budget will have to be defined depending on the mortgage conditions granted by the financial entity (in case financing is necessary).
3. Signing of the contract.
When you have found the ideal property, the usual process is as follows:
- Purchase option contract: The signing of a purchase option contract is optional, but in many cases it is the best option in the purchase-sale process, as its purpose is to reserve the property through the payment of 10% of the total agreed price, to establish the purchase conditions and to indicate the date for the formalisation of the public deed
- Deed: The public deed of purchase is executed at the notary's office chosen by the buyer. The possession of the property and the remaining amount to be paid to the seller are handed over at the same time. Possession of the home and the remaining amount to be paid to the seller are delivered in the same act.
4. Associated costs
The purchase process involves inherent expenses, which must be assumed.
